I just know that the prices here are CRAZY.

Contractors seem to be developing any open piece of land around town and every once in a while you see old houses dissapear and apartments get up up near campus.0 -

Yeah, rent just shot up when my new contract came up; six month early no less. I'm buying and saying "F" rent. Then, when/if I leave I can sell it and make money on it. My parents think it's a good idea, so they're going to co-sign and help with the down-payment. I'm pulling my bond/stock savings. A thirty year mortgage is less than rent.0 -

Hard to say. I know it's been on the market for sometime; six months maybe? The Big Red 1 keeps coming back, and the college keeps expanding, so only time will tell if that price is valued. I'd be intresed if it was closer to 140K. But, it aint.0 -

I could see where the land would bring the money if the school wanted it, but the structure shouldn't.0 -
The property isn't that close to the school. Its location prevents that; 3 blocks from a grade-school and maybe 8 blocks from KSU. Anything under 120K in this town is a crack-house. Run "Manhattan, KS" though Yahoo Real Estate for a picture of the scene here. 0 -
The great thing about buying a house is that you very rarely pay the asking price for a house. I would offer $165K for it, since it has been sitting for a while. Let them come back with a counter offer. If they counter with the asking price, then they are not really interested in selling. If they come back with something lower, then you counter with something higher than your original, but lower than their offer. Once you find the right number, then make your final offer that number, but toss in a little bonus for you (like re-finish the hardwoods, pick up some of the closing costs, etc.). That way everybody walks away thinking they got something out of it. 0
