Nothing like taking a Cussing from a tenant
Got a tenant that is totally mad. Just got back cause it took me one minute to find the problem. No lights, no heat... NO power. Main 200 amp GE breaker is worn out. Won't reset. Tenant starts cussing me out on what they are going to do tonight with no heat. I told them I would repair it in the morning. They want it fixed NOW...and start cussing on me again. Geesh.... I simply told this church abiding woman that I was not God and could not make it work tonight.

It was mentioned this morning to her after I looked inside the guts on the panal box. It still wouldn't have stopped some of the do gooders on here not having a clue what a landlord puts up with. 0 -
If you offered your generator, I would say that you did the right thing. You might want to cosider paying for the gas as well. This tenant may not have enough extra money to cover these additional costs, allocated in her housing budget for the month. 0 -

She's still going to have an electric bill at the end of the month. That generator will need to be refilled every 6 hours or so...roughly 3 times a day for 3-4 days...at $2.50/gal, that's going to add up...I don't know what her financial situation is, but she may not have the extra $$$...0 -

Judge ruled they had knowledge of electric outage and could have bought coolers and ice to put their food in. He told them IF they wanted to they could move.( knowing I was probably going to evict them cause they took me to court ) ( at this point a tenant/ landlord cannot get along) 0 -

...most of the time, people cannot be held liable for an "act of God"...this particular situation sounds rediculous.0 -
Rental then was a house next door to ours in a small town. The same thing.. an outside 100 amp cutler hammer ( old style breaker ) went out on a Saturday night about 8 pm. Everything was closed. I found one 45 miles away Monday morning and installed it. Tenants were furious I didn't repair it right then and there Sat. night. 0 -

Situation is this, GE outside box is shot. I didn't pull the meter, no use. Breaker is about $80-100 bucks. New box will run $109 and I will pay an electrician to change it out. Tenant was there this morning and I told her it should be done by Monday or Tuesday pending their schedule. Out of my hands now.
Nice lady and tenant you have. Tell her you can't make it there today, but you'll be sure to leave her one of your treasured flags [:D] stuck in her front yard. Also, tell her that you might be able to catch her sometimes next week, then take your phone off the hook, and do what they do best. This is an interesting topic. I live in Oregon where the average temperature the last two weeks has hovered around freezing even during the day. Last night my wife started griping that she was cold...we checked the panel and deduced that the heat was not coming on. I checked the things that I could, but honestly I don't know much about this stuff. I told her we would call the landlord in the morning, no real emergency here. Worst case scenario we can use an electric space heater. This morning she called the landlord and he said to call someone and get it fixed immediately and to have him billed. I have always had good relations with landlords as I try to treat their property as if it were mine. I fix any minor things I can without bothering him. I have been known to replace sinks, tiles and put up shelving (after gaining approval). It is my experiance that if I am a "low maintenance" renter my rent does not go up. I have yet to have a landlord raise my rent, even after living in one place for four years. I guess what I am trying to say is mutual respect goes a heck of a long way!!! Select, the renter you describe would probably be better suited to living in New Orleans with all the other people that need everyone else to take care of them. 0 -

I have never been late on my rent and when I do this stuff I don't ask for reimbursement. However if offered I usually accept. My old landlord used to tell me to take it off the next months rent. I guess I don't like to rely on anyone else to take care of my family but me.0 -

I disagree. After six years of being intimately involved with the day-to-day running of two apartment properties, one with 200 units, and the other with 120, I do have a clue.
Also, having had to get maintenance on my own home done at odd hours, and having made a number of contacts in the HVAC, plumbing, and electical fields, I do know what I can get done, because I have done it. All it takes is the contact, the home phone number, and the willingness to pay premium to get it done now. People who are willing to come do a job after hours often maintain an inventory of parts, in the shop or on the truck, and they come when you call.

Another UPDATE
After checking with the two main electrical supply companies in town the breaker is obsolete. Like I said the whole box has to be changed. Now since the tenant made some calls and checked with the electic co. the power WILL NOT be finalized until the county inspector comes out and ok's the licened electricians work. This could have been avoided and checked AFTER the hookup IF the tenant had not called the utility co. So now if the electrician can schedule the work Monday I have to call to have an inspection Tuesday and then the electric co will hook up. Hopefully the same day or the next day. Tenant should have not made the call...0 -

I agree. If a renter is paying for a livable place for him and his family, he has a right to expect the owner of that place to keep it reasonably comfortable and safe 24/7. Sure, things break and the landlord deserves time to get it fixed, but if during that time the tenents are going to have to suffer or find a way to survive the night because of exteme cold, flooding, etc. then the profit making landlord has an obligation to provide a safe place to live until the problem is solved.
For example, what if a mudslide took off the entire back of the house. Would the landlord be justified in telling the tenant to just shut up, continue paying the rent and live there until the landlord was able to get the house fixed?
Very good point. Leave me give you the interpretation from SC law. Landlords provide housing. Tenants pay. If anytime something breaks the tenant is required to notify the landlord of the issue. That was done. By law the Landlord has to provide essential services but however has a right by law to repair the services in a " reasonable amount of time" or 14 days when the tenant notifies them. However some Landlords like myself take it a step farther to protect themselves from tenants that are sue crazy. My agreement states the tenant cannot hold me liable for damaged food, theft of property, or any claim whatsoever. If the home burns down and the tenant is left homeless... My responsibility is actually nothing. They insure their furnishings and collect their insurance. I am only responsible to return security deposit and pro rated rents of the days they did not have housing. Pro rated rent in a case of a broken part is not applicable.
Some reasoning on here is actually funny... If your power goes out call your lender and see if they will provide a motel.LMAO[:D][:D]
As far a Profit making Landlord...You BET I make a lot and still buying more properties. I will soon hire another service man to keep it going..

Yeah, I think Mr. Real Estate King select-facts is caught on his "facts". I for one believe that select-facts "selects" on the information (or mis-information?) that he wants and presents that to us so as to make his case better than what it is.
Of course, that is just me. And I am only a "rent-a-cop". Of course, since the "rent" on me is pretty darn high, to the point whereas I am very, very happy to be such a "rent-a-cop", and people who seem to have a lot of money, (from their real estate investments for example) like Mr. Select-facts pays my salary, I am quite happy for Mr. select-facts to keep on making more and more real estate profits so he is better and better able to help pay my "rent-a-cop" salary.

I can and will do that. In fact I have 2 properties trying to close as I type.My Attorney has sent letter to close. But don't get too excited, I have write off's and deductions too . My CPA keeps me up to date.

I have come to the conclusion that you, Select, are double jointed. How else could you pat yourself on the back so much and not breck an arm. You mentioned the other day in a post how your in-laws were the type of people who liked to put on airs, you trying to one up them? Just for clarification, I have been in the rental business and I am not critizing you for being in the rental business. In fact, until you decided to come at me with an angry response(s) I was not directly critizing you for anything. I was merely making general comments that were not directly directed at you.
