Nothing like taking a Cussing from a tenant

    I wouldn't take a cussing either, but if they were MY tenants, they'd be offered $50 for a night in a hotel......and yes, I do have rentals.

    Yeah right. I have never heard of a Landlord ( and I have been one for 20+ years ) paying out of pocket to give a tenant a place to stay for the night. Parts wear out. So in a case of an ice storm and everyone had lights out you would put up tenants to make them comfortable? Yeah right... Tenants are treated the same way I expect to be treated. If my electric goes out, I get by until it comes back on....

    Well, its your breaker, not an act of nature. Therefore, it IS your responsibility, and you really should compensate the lady somehow.

    The least you could do is offer her a kerosene space heater or something.

    SC statute says I have 14 days to repair ANYTHING in the home if put on notice or any reasonable time. Say this main breaker was a special order and could not be had for 5 days. Well it is not a monetary layout of any kind from the Landlord to the tenant. NO compensation... that is the law. Any more legal questions you need answered?

    It seems maybe dangerous to get in the middle of this one but....

    ...several years ago I was in a position to dispatch maintenance calls to a large number of apartment complexes in Atlanta. We had instructions that covered a range as illustrated here:

    complex A: if the tenant says it's an emergency, it is an emergency and it is to be dealt with immediately, even if it is only that the sink garbage disposal unit is not functioning.

    complex B: no heat is an emergency only if the temperature is below 40F. no AC is only an emergency if the temperature is above 85F.

    complex C: the only emergency is if something is happening in the apartment that is causing structural damage, for example, broken water pipes or a fire.

    Apt. complexes of the sort illustrated as A, above, were exceedingly high-end, as is probably obvious. Complexes of the sort illustrated by C, above, were still good enough to guarantee that a tenant could reach a live (answering service) person 24/7, if they thought they had an emergency (it was usually up to us to explain to them that no, it wasn't an emergency).

    But NONE of these complexes had anything in their policies about shelling out for a motel for the night in the event of a utilities failure.

    It maybe the law, but it doesn't always make it right. I personally would offer a heater of some type. I may even offer a hotel room, if we had one avaiable at the time. That's just me though and it's only an opinion, not a judgement Select. I think if you just make the repairs as soon as possible that's reasonable enough.

    Leave me ask all of you this... Say a refrigerator goes out in the middle of the night. Do you feel I am responsible for all the frozen food that is ruined? Like I said in the original post, I am not God.

    Naaa, I think you just came off a little harsh in the way you worded it.

    When I did rent all my landlord had to tell me if there was a problem was he'd get on it ASAP and sorry for the trouble. Thats good enough for most folks. Also when Rita came by and knocked my power out our food lasted for 3 days because we didn't open the frig.

    while i agree that it is your responsibility to maintain rental in a certain condition i would not tolerate this behaviour when you are doing the best to repair safely in a timely fashion......remember we are in AMERICA.. no one is to be inconvienenced for a single moment & certainly not be personally responsible for assisting in a solution....get two breakers in the morning....makes you wonder how lewis & clark made it to the pacific...i would hope the lease is up in a short time.......

    I put up the statutes cause some on here were acting plain stupid saying I should do it immediately. What is right is that in the morning I will get ahold of my service man, get permission to pull the outside meter from the electric co. and change it out ASAP if the part can be bought. See no one on here gave it a lick of sense to realize HOW this breaker needs changed. I just cannot pull a meter without permission.

    losing a few bucks in food is not the same as going without heat or power in the middle of winter.

    He said he'd fix it in the morning. I think that's reasonable. It's not like they're going to have their abode drop below freezing overnight--this is SC, after all--(unless they insist on having their windows always open...and I guess some do).

    If I'm the tenant, I'm probably pretty crabby about this but I'm not screaming. If I'm crabby enough (and I can't say until I've been through it) maybe I look for another place when the lease is up, but maybe I just get over it.

    Honestly, Select might not be offering top-end rentals, but I don't see that this is such a big deal.

    Thats great and all, but there are other things you could be doing to remedy the situation. Lady doesn't have heat? Let her borrow a space heater. Give her some firewood. You dont have the fix the problem right this second, but it would be nice if you at least offered an alternative until the problem can be properly fixed.

    The way this is going for you maybe a nice fire in the whole building will make them happy. [:D]

    Breakers blow; store is open in the morning to get parts. Go get part fix problem. If tenant has no emergency plan for power outage overnight, T.S.

    I never speak harshly about any Landlord or their property. God put me on this earth to do two things. Feed the poor and house the needy. I use to run a food bank to help the needy. I now house people.

    Read the first post of mine. She is a Christian church going lady. WTH happened tonight? In all reality, there is a very good chance I will waive here lease agreement and find a new tenant. I have never cussed a tenant. Very unprofessional.

    I sure hope the city water dept runs fine tonight. Cripe it the water were cut off for any reason , the world might end. I would get a call... My water ain't working.... I sure hope the Power company tomorrow gives permission or sends someone out to pull the meter. I can't cut that little tag or have to pay a fine with the power co.

    I dunno what happened. Is there a full moon tonight? Maybe she was not able to get down to the local Confederate Memorial and pay her respects with the local UDC and SCV on Robert E. Lee's 200th Birtday. If that's the case, forgive her...by all means!
