    I know, I know. And you ended up renting to one anyway.     Nope , tenant was not section 8 low income. In fact she has a very good job and is indeed a fine tenant as are all the rest I have. I have no vacancies in a market in our area that has plenty of rentals.

    They will actually be sub contractors. I pay them, they pay their own taxes.. I get the tax break for their expense ( wages ). Everyone wins. Btw folks, the Mexicans that built my home were here in the U.S.A. legally.

    If you intend to start a hydroseed business, and "hire" full-time employees, they are not contractors. The definition of "contractor" has been severely narrowed by the IRS. If an individual works more than a certain number of hours for you, and is paid more than a certain amount of money, that individual is a legal employee, not a contractor.

    A good friend tried that "contractor" routine with his gun shop. He learned a lesson. Found that he had three full-time employees, not contractors. Cost him some money.

    See you hit the nail on the head. They will not be FULL time contractors . I will defineatly find out the whole details and keep their hours under the limit. If I need more help I will look at using more contractors. Wild thing, SC county wants taxes of course for business license. Each little town you have to get a business license. Well this county just passed a law to raise those taxes. However, Ministers, Jewish Synagoge, and Teachers are exempt. Guess who's name the business is going in?

    I had a couple of college guy tennants in my rental house. They didn't really do too much damage to the walls but they were concerned with their security deposit due to a few scuffs. THey asked if they could repaint the place to get back their full deposit. I decided why not? It cost them more than the $600 deposit to paint the place. Well because they were poor college kids I decided to give them their security deposit plus the difference for the paint.

    Good for you. I have had tenants move in and not like a color or so in a room and ask me if they could change it. I Buy the paint, dropcloths, rollers, brushes and let them do it.

    my roommate sitting in the front room on the couch watching TV. A drill comes through the wall inches from his head. Landlord decided that right then would be a good time to install something on the outside of the house but needed to drill through the wall to install it without telling anyone.

    Same landlord would show up at 7AM on a saturday TO WORK ON THE ROOF!!! Hammering, sawing, banging all in the dawn hours of a weekend. He was a jehovah's witness and all, but I didn't think they worked THAT hard.

    I have one that is a bit X rated but I will leave out that part. Man and wife move into a furnished home. When their four year lease is up they take a lot of the furnishings with them. Now the wife is trying to get another four year lease.

    My dad rented small house from a farm owner. New interstate cut off the house and 2 acres from the rest of the farmer's property. For about 30 years dad rented that house- and pretty much rebuilt it, installed central heat, etc etc- owner paying for materials, dad doing the work. When dad passed away, he was still paying original rent- $50 a month. And I still hunt that gent's farm- and remember him and his family at Christmas.

    I was going in the county courthouse the other day to check a lien on a property when a couple and their small child was leaving. Guy calls me by name and ask me if I knew who he was? I couldn't for the life of me remember their names. He told me they use to rent off of me and then he told me his name. I told him yep, I remember you now and it was clear back in 1992 when they rented. In fact they were evicted for non payment. They both thanked me for working with them while their rent was late but totally understood when they fell way way behind why I had to evict them. They both chuckled it was hard times long ago and told me they had moved to their parents farm, set up a mobile home and were paying the parents for it. Their parents both deceased and now they were living in the farm house. In fact they were landlords themselves and rented the home they moved to and had an additional 3 other rentals. He spoke how he worked with his tenants the same way I did with them and if they were late on rent he put himself in their shoes cause he had lived that same way. I told him thing have a funny way of working out. He said they sure do.
