    Very nice house.

    I like the design and layout.

    Get those branches trimmed so they don't touch the roof...they'll rub the protective coating off.

    Very nice "Texas Hill Country" style house.

    We hope to move back to TX in a few years and maybe find a second home near Utopia.

    The entertainment center (bug zapper) might be a little close to the seating area....

    Nice place, plenty of room for the Sheridan Silver Streak, Bud Light cans and target practice.

    However, I see no Texas Flag in the yard, no Cowboys windsock and no bluebonnets painted on the mailbox. In all honesty, if you have spent the night there, you have had time to see that those things were in place....

    That is a very nice home. Getting Mrs K to purchase a new home would not be a problem. The problem would be getting her moved out of this one while leaving me here alone [}:)].

    Nice place to repose. Must be located on a toxic waste dump, though. Herebouts, that little bungalow would go for closer to a half a mil.

    In my neighborhood that house and property would go for no less then $800,000.00
    You all get a good bargain in Texas.

    In Alpine if you had a pool, it would worth $1 mil. Add a second house and a 2600 Square foot shop and you're at $1.4 mil.

    The problem with the 25' ceilings and your propane heating, is all the dead air you have to heat.

    We got a good deal because of the murder/suicide that occurred there in 2005...

    Somebody mentioned the utility bills. The house is extremely energy efficient, and is sealed throughout with polystyrene foam insulation. Owner showed me his last 19 month bills, and his average monthly was $209. That insulating foam is pretty incredible. Not only are the bills low but the house is comfortable and the temperature is consistent throughout.

    We've been looking at houses. That is very nice compared to what I have seen available in the area we would like to live in. So far we have settled on an older home with 10 acres of land....just waiting to get inspections and bank "stuff" delt with.

    Super home you have there!

    any fish in the pond? possible duck pond? Deer? i know you mentioned only 2 acres but it is always nice to have that little hunting spot right behind the house for that small amount of time after work

    very nice place, i could see some nice mounts on the walls especially above the fire place
