    Let's hope it's not that bad! Home sales were up in November...maybe the trend is reversing itself already.?.?

    I agree with most of the article. I have been saying for years that these new "predatory lending" loans like interest only and such were going to really screw people. I know people that can't even afford to pay their interest only loans, let alone any additional. I've asked them what they are going to do when the 10 years are up and they have no real answer.

    Not to lay the blame entirely on our government. But having a fiscally irresponsible government hurts our economy more than people think. They see the gov't going into debt and do it themselves.

    I am a big proponent of paying off and having no mortgage. It is unbelievable how many "oh's" and "ahs" I get when I state that this is my 5 year goal. With the, "Oh it's so stupid to pay off your mortgage, that's cheap money and you can invest your money better in other places". Well, I have yet to see ANY of these genious' invest their mountains of "extra" money in anything worthwhile. I'm not sure how much a flat-panel tv is going to appreciate in value, but probably not much.

    Me? I'll take that extra $1200/month when I have no mortgage. Oh - sorry, after I pay the extra taxes from having no mortgage wright-off, that $1200 will be ONLY around $1000.

    BTW: I've recently divested my real estate funds after making around 120% over 3 years (FRESX).

    We are lucky. We live in an area relatively untouched by the housing bubble. We bought our house 10 years ago for 99K. Additionally, we NEVER would have considered getting an adjustable rate mortgage. We refinanced to a fixed rate 15 year loan five years ago when the interest rates were very low. Our house payment on a 150K home is less than $1000 per month including taxes and insurance. In 10 years we have no mortgage payment.[:)]

    My brother in law fell into the trap of low interest rates and a booming wall street. His home was paid off, but with the stock market doing so well he mortgaged his home for 50K and invested it. Well, you know what happed to the market. He lost a lot of money.

    My dad always said, "Never borrow money you don't absolutely need".

    I suspect these national builders are going to go through a rough time, but a crash?

    The interest rates were low for a reason. Manufacturing and industry were not borrowing are the post 9-11 levels. Basic supply and demand. Demand was low. Consequently rates went down to meet the shift in demand after 9-11.

    The housing market was a mild side effect. It boomed. Anyone who could borrow either upgraded or bought their houses. Heck, we built our house in the summer of 2001 and closed in the spring. We followed conventional wisdom. Get as big of a home loan as possible. Now we are growing into our loan. In 30 years what seemed to a huge loan will look like peanuts.

    Even still, in short term, what looks like a huge loan is still going to look like a huge loan for a few more years as housing prices level off and do not continue to inflate. Fortunately, homeowners are in it for the long term, 30 years. Those who bought homes to speculate can lose, like any other speculation.


    Manufacturing and industry are borrowing and expanding again. The housing market is slowing. It's not the end of the world.

    Someone almost saved ten minutes of my time. Good thing I decided to read the entire article before trusting their opinion. They could have not posted anything and been as effective.

    Seriously, the writer covered a lot of ground, and much of it is what my gut has been saying for a while.

    I'm glad I was not caught with a "Stupid's Person Equal Opportunity Loan". And am saving to upgrade my shack in 18 months or so.
