Those of you from North or South Dakota...

Was is the going rate for land out there right now? How much per acre? Nothing fancy(doesn't even have to be able to be built on) just something that is huntable, etc.

    we've got folk out here trying to sell bare farmland in lots for 10,000 per acre, not a lot of takers, hunting land seems to be between 2-4000 per, just depends on the locale, seller, and buyer. Most generally prices are pretty high. I'm in southeast SD, Sioux Falls area.

    That is what is driving the price of land nuts. It use to be land in my area (SW North Dakota)was priced according to grain yield per acre or how many acres to maintain a cow/calf pair. Now it is priced depending on how much and what kind of wildlife it has. I believe that if you don't live on the land and make a living off of it, the land should be taxed at a much higher rate. Half crop half prairie land sells for $500- $700.

    I live in western SD, on the edge of the Black Hills with a view of the Badlands to the East and the Black Hills (Custer State Park) to the West. There is a 1000 acre ranch (including headquarters) just up the road, prairie land, that was just listed for $2,500,000.00. Do the math. Smaller 5-10 acre building lots are going for anywhere from $15,000 to $20,000 per acre. Prairie land tends to be somewhat cheaper, but a ranch operation cannot be profitable at the prices the ranches are being bought for. The ranches are generally assessed at $200 up to $500 per acre, but then some bigshot comes in and buys a ranch for $2000 per acre just to have it to hunt- then he won't even lease it to the neighbors to run their cows on in the summer. There aren't very many ranchers that are happy with that scenario.

    You would be very lucky to find any land for sale very cheaply, and if you did it would probably be just about barren. That isn't to say that it can't be found. There may be old homesteads for sale out in the tulies that would be exactly what you are looking for, but I haven't seen many. Your best luck would probably be in north or central SD, but I don't know about North Dakota.

    It may also depend on what you want to hunt.

    very expencive in cent SD.......don't need any more people buying for hunting around here ...if was to buy more at current prices i couldn't make enough to pay the interest on it people are going to get an education on land true worth and it won't be good for those who paid these inflated prices...happened before will happen again.
