    That must be a lotta toys! Or very expensive toys [:D] Your profile says you're in Alabama, how's housing market there? Some areas seem to be so over built that there's a supply of houses for the next couple of years..

    I have been buying and selling for a long time....just recently I have been buy buy buy buy buy....sell sell sell sell sell trying to get ready for whatever "chunck" of money the house thing may take. I will be happy when whatever we end up getting into is settled and I just know a dollar amount that will haunt me for a while.

    I'm looking to stay...out in the country. The kids are in the same high school I went to and there aren't all that many people out here for now. There have been a few subdivisions added recently, but not many. We are looking for something bigger....with land. We figure about $200,000.00 is our market. We can get a pretty nice house here for that...but we COULD go for something more expensive...but we just aren't that "into" big and expensive. We like the "liveable" three kids two dogs type thing.

    Gotcha. Interesting, over here it doesn't look like $200K would be enough for a family of 5 + dogs. Pisses me off to see people putting a house on a market at $255K and then dropping it to $220 40-50 days later, and nobody including agents says a thing and everyone's going off on $250 being a median price. There're 6000+ homes listen in MLS, who knows how many FSBO's, foreclosures and short sales, about 4-5 new subdivisions coming up and everyone's enthusiastic, as if money grows on trees and everyone's gonna buy 3-4 houses at a time, just in case. blah, what a runt [:D]

    And what I was trying to say, your plan sounds nice [:D] Can't wait to get out of the city out to the country myself... Are wood in the mountains considered country or is just plain hillbilly redneck? [:p]

    Hilly-red-neck...my kinda folk!

    Right now I'm looking hard at a little place they "just reduced" to $199,000.00 when they told me that.....I said....wow, really? Like its still not TOO DANG MUCH for the house. I like the area. I know the people around that house and I know it will be pretty much like it is for a long long time. I don't want to buy something and have a grocery store build across the street from me. It has 10 acres with a stream and a large barn in the back yard. The house is too old though. It has two floors and would have to be "updated" about $10,000 for us to live there.

    I think an offer of $175,000 is fair....we will see what the owners say. My trouble is that we haven't gotten our own realtor to go in for us on things. I know the lady selling the place. She is nice and several people have used her that I know...but she is selling the house so I don't get that she is trying to get the seller to come off the price very hard.

    Well, maybe it's time for a new agent. Also, do you check county assessor records and how do they relate to house market value?

    I'd really like to win that piece. But, I have other finical responsibilities that preclude me from bidding. I like the grips though.
