Right of Way Value & Damages
Suppose there are four pipelines going through a pasture. Now a power company wants to place a high-power line through the pasture. Ten acres of right-of-way and not on the fence line but next to the pipelines. So how do you figure damages? Also, there is silica sand under the ground.
The power line kind of screws up the sand value and the value for the next pipeline that comes through, but how do you figure the value of a right-of way?

The way it works in Michigan is:
State Equalized Value X 2 = Value of Parcel
Value of Parcel / by acreage of parcel X acreage of ROW take = what they pay you
Dose not seem fair to me but that's the way the boss has me figure them. This is after "they" make the original offer to the landowner of $1 for any ROW take.0 -

Capt, i think what nate was trying to say is reach down find your ankles and take whatever they offer you for *thier* fair assessment of YOUR land.... happens all the time here in va. anytime the DOT wants to expand or widen the roadways you see houses getting bulldozed and not much compensation compared to market value. 0
