home prices in your area ??
in the last year have they gone up, down or stayed even ?? in my immediate area they have only gone up 2 % but now i think they are starting to go down slightly.

It's definitely a buyer's market right now. We've put $30k into this house and I'd be lucky to get what I OWE out of it if I were to sell it right now. 0 -
I bought mine last one july '06 they where the highest ever sellers market. Framed houses have not fallen and are holding steady. modulars and mobile homes have taken a big hit. They have fallin 2-3 some even 4% depending on what it is they are selling. Vaccant Land is also holding steady.
Around here most people are not in a NEED to sell situation. Most the properties will just stay for sale until the right buyer come along.0 -

I am in the market now here in Long Beach CA. Some places have dropped 30,000, and some as much as 80,000. But it still isn't enough when a house in the ghetto with a 3000 ft lot and a 900 sq. ft house cost 450,000 dollars. I am hoping it tanks so I can get into a condo for less than $400,000 in a decent neighborhood.[xx(] 0 -

They are all dropping around here. Mine is a Framed house, part of the Historical Society, and still isn't worth a crap.

I bought in 2000 for $212,000. Last year this model fetched $550,000. Now there is one for sale at $400,000. Developements asking $600K a year ago can't sell in the $400K range. Big drop and no movement on sales. A stark change from when I moved here. Then the average time a house was on the market was 9 days ! Now it's 9 months. 0 -

220-285 for a 4 bedroom around here, but its a buyers market now, foreclosures are a big deal, we just bought this house a few months ago and we had them knock down 45 thousand off the price. 0 -
Bought mine for $245K in 1995 - is a 3000 SQFT n/inc 1800 SqFt unfinished daylight basement....
Next door neighbor is selling 2600 SQFT (total) right now for $400K, no bites yet, but only on market for a week...
Other Neighbor has a 4600 SQFT on the market for $798K...no bites since June...but the house is in the triangle in a Y in the road, has no view, and part of the SQFT is a Mother-in-Law apartment that can't be rented to others...

Bought my current house in 2001. Based on prices of houses selling around me, mine has gone up about 35-40%.
It has slowed down around here lately. Five brand new houses just built around the corner in 225-250000 range are not moving as fast as most thought they would.0 -

Appeciation of property values in Meigs County Ohio is a fools pipe dream. During the biggest part of the boom it was still BUST here; and prolly always will be. 0 -
Around here, we have dropped a bit in listed prices, but not a lot is moving, as compared to before, and new starts are way down.
Time for the tax folks to catch up with the new values!

Our local paper did a story this weekend about local home prices. The county I live in saw a 4% increase in home values this year. We bought our home in 1999 and paid 119,000 for 1300sq ft. with a basement on an acre. 4 years later it appraised for 200,000. There's a lot of upscale subdivisions being built in our area which has driven up home prices. 0 -
Tried to sell a 1-1/2 acre piece here but no go.
We're now in the process of putting a double-wide on it.
At least it'll pay for itself as a rental plus pay the taxes.
If california ever has the "big one" I figure it'll be a real hot seller.

i know a house i had 10 years ago was 55,000 now is 120,000, drive across the river and the same house would be more than doubled0 -

Dropping. All CO is dropping. I just talked to some contractors here in CoS, it's overbuilt as if they were preparing for entire mexico to come here, some brand new homes are on the market for a year, so unless the sellers drop the prices it's going to stay there. I saw a drop of double digit percentage in the last 8 weeks, house I was gonna buy dropped $30K, and so on.
It's not a "buyers market" as some like to call it, it's market, period. If you list a 1200 sq. ft. 4/3 (read: bedrooms are 8x8 and bathrooms are made for midgets) at $300K and then after not being able to sell it for months you "drop" the price to $250K (which is still too much) - it's not you're doing anyone a favor, it's market letting you know that you have to get on with the program and not try to outsmart everyone out there. I am amused at people who list their $100K shacks at quarter a million and then not being able to sell for 150+ days, relist it 10% lower and claim they are doing a world a favor. The point is, if people were reasonable in the last 2-3 years we wouldn't be in such a mess now and there wouldn't be a need for a term "buyers market" as it's pure BS.

i just read that two of the biggest new home builders in the los vegas area are dropping prices from $320,000 to $270,000 on over 3,000 new homes. the article also said that prices will be slashed on all new housing developments around the country. too bad my credit is so bad and i cant buy

In the last few years speculators have driven up pricing in certain areas of the country to very high levels. Now is imploding upon itself in certain areas. Phoenix and Los Vegas are two, coastal areas of Florida and parts of California starting to go soft.
Oregon has seen houses sit much longer on the market and if you have to sell you will drop your pricing 10% or more. My neighbors place was for sale and the buyers financing fell through. The neighbor dropped the price 10% and finally gave up on the sale and moved back into the property. She was trying to bail out of Oregon at a high price and move to Phoenix and buy into a market that is dropping like a bomb in some areas.0 -

Here in central CA along the coast (were I live) its coming down to get a fixer for 700-800k With a small lot. New building is next to impossible thanks to U.N. agenda 21 and the Coastal Commission.0
