Fess Up who has hired an non license
contractor?. Concrete was to be poured this morning. I get a call from the contractor. My finish price has now skyrocketed. He had quoted 16 yd of concrete for x amount of dollar. His inspection failed the first time... footers were not deep enough. So he came back and WE dug them deeper.Now we need 20-21 yd of concrete. I did not expect him to do the job for the same amount and OFFERED him the same amount per yard he originally quoted. He wanted an additional 1200 bucks on top of that for digging the footers deeper. Then he threatened me on the speaker phone. That was a mistake. He then said he was not doing the job at all and would come pick up his forms. I called the sheriff's dept. They called him and said NOT to come on the property it was a civil matter. He said to the Officer to * it , he wasn't taking me to court or anything else would be done.. forget the forms and everything... Officer said he was probably not licensed. I checked this morning.. guess what ?? He isn't. Dammit..

That sucks! But, try to turn this into something positive. Like the police already know about this guy, so he is out of the picture, the footings are dug and the forms are in place. Hire a licenced contractor now. The cost of placing the concrete should be a lot cheaper since the work is more the half done....[:)][:)]

12" x 16" footings with a 4 " floor on top of them. I am not that kind of guy not to pay for a mans work. Original complete job was $2600 bucks. He figured 16 yd of concrete.Concrete cost alone was $1789. Then larger footers were required by code. So an additional 4.5-5 yd of concrete was needed. His pricing was $162.50 per yard. So 21 yd would have been $3412 in which I offered him for doing the work this morning. He said no and needed an additional $1200 making it $4612 for the job. Then he started cussing and threatened me. Wrong thing to do. Sheriff dept called him. 0 -

If you are building a house, or adding an addition, stipulate (in writing) "final payment pending the issuance of certificate of occupancy". My kid sister did that when she had her house built, and the contractor was some kinda pissed. He knew he couldn't sweet-talk this dumb broad. Routine inspections were conducted during construction. And the inspector made sure the contractor was present when he told my sister what was needed, or no occupancy certificate. Man, was he pissed!! From that moment on, he never smiled. Dropped being Mr. "I'm your friend" good guy.
It was just business, from then on. He new, no cert...no payment.

Friend who has his contractor license is thinking of starting an observation business - stop by once or twice a week, take a walk thru of a house being built with a video camera, giving a running commentary, and a written summary every week to the soon-to-be owners... he's done it twice for friends of his having homes built and he's caught lots of problems and had them fixed before they became real issues. 0 -
Saga continues.. Cement truck with 10 yd just showed up. Other one was on wasy a half an hour apart. Contractor didn't cancel order. Cement people are pissed. $1100 load of cement not used and no good when they return to factory. Owner of cement co. said he is going after contractor thru collections. I gave him information off business card and advertisement. 0 -
as a licensed contractor, I feel compelled to remind you that you get what you pay for.
get references, draw up a contract, NEVER EVER pay any money to start the job, and NEVER EVER pay a dime until the inspection is complete or CO issued.
Any contractor or subcontractor that will not agree to the above terms is not reliable or is too desperate to get the job.0 -

That reminds me of an incident that happened when I was working at Holiday Inn. The Inn hired a contractor to replace the roof who was a friend of one of the managers. He immediately spent the deposit on a new Cadillac. 1 months into the project, there were leaks everywhere and he did not have enough money to buy the rest of the materials. The Inn kept advancing him money until they had given him more than the contract price. He was licensed but his crew were a bunch of idiots.
I remember seeing his nice shiny new Cadillac parked out front for the longest time. Eventually they had to hire someone competent to finish the job.0 -

I hired a low-bid contractor to pour a floor in my barn building. I don't know whether is was licensed, or even whether concrete contractors have to be licensed in Texas. Anyway, I got two bids, and the guy I hired bid the job a few hundred bucks less than the other guy. You get what you pay for.
I got a beautiful, smooth floor. Only thing was, I could never sweep it clean. Dust, dust, and more dust. I tried sealing the floor with some very expensive concrete sealer. It wouldn't adhere because of the loose dust. I spent over a hundred bucks on sealer that I eventually scraped up and threw away. Cousin examined the floor, and said the concrete started to cure faster than the workers could finish it, so they just covered the top with Portland cement for a smooth finish. The cement dried and turned to dust. He suggested that I power wash the floor and see what happened. So, I did. I ended up with a hard floor that looked like very old, weathered concrete, and was not so smooth, but it was cleanable, and I was able to get paint to stick.
I spent more than the difference in bids trying to make it right.
Could I get satisfaction from the contractor? Nope. He was old at the time, and subsequently retired.

Officer who showed up last night at 11:15 PM was a hoot. He ask if it was this one person. I said no.. Officer said they had took several people in the area on home repair and concrete work. Holy cow.. I did tell him though I would refund the guy his money back what I had left over from the $3412 for the complete job. If new contractor comes in and it is $3000 the guy gets the balance of $412. He did do work to get it to the point of pouring. 0 -

What is the going rate per SF or yard for flatwork?
We paid $5.00 or $6.00 PSF this summer for 8" with road mesh /6 bag mix. IIRC, one slab was 20' x 50' and the other was 8' X 50'.
We are in MI.
