  I'd certainly want to actually *see* the premises / area, review their books and research any hidden legal issues (e.g., are they in trouble with ATF, EPA, etc.?) . . . . But on the face of it, this is NOT a bad deal - the inventory and fixtures would come close to the asking price, so there would not be an issue of paying a lot for "good will." Of course, they may have a poor reputation to overcome, also - another thing to check out. Unfortunately it is down there in "too damn hot" land.
