new home ???

ok I started checking out plans and looking but do any of you know what an avg. cost per s/f is running in east texas so far it seems to be 75 to 85 per sf turn key for top qulaity but not top of the line.

    Don't know about Texas, but here it is about 90 bucks and up, per square foot of living space.
    All depends what ya want!

    I would tend to say that figure sounds reasonable.

    Why not act as your own GC, and save some money, pull the permits as owner-builder, and hire your own subs?

    You can,.......the only downside is the scheduling aspect.
    Can become a nightmare.
    It all depends how busy the subs are in YOUR area.
    With the new housing market down, I would presume you would not have the issues that might have happened a few years ago.
    I know for a fact here that you can get things done far quicker than a year ago,.......and a lot cheaper!

    We (the company) just had a house built in Tyler,TX it ran $140sqft. top of the line top quality EVERYTHING

    We are seeing $200sqft here, nothing special typical run of the mill everything.

    $90 a sqft won't even buy a 1000sqft mobile home and lot HERE

    140 is midd level here.

    Please be careful using the $90. It just aint gonna work.

    Hire a contractor and ask him to do the work cost plus %12. You will be much happier giving him the headaches

    I know what ya mean but I live around mt.pleasant and the house I looked at the other day was selling for 212000 the one I posted its 2300sf the lots there are 18000 cost of house 194000.00 taking it to 84.35 per sf Im hoping if I do it myself and do some of the work.

    I just was in Tyler wed. for a doc. appt. and to see my sis. she lives in troup small world huh.
