selling home & areage

may sell a home on small acreage in the country including outbuildings & wondered if any practical way to do this not thru a local agent...country around here is great deer & turkey hunting & may provide hunting lease on about 250 additional acres...2 level with remodeled basement...redone interior, wiring, plumbing, septic, roof, siding, glass enclosed porch 54x70x14 pole shop with 1/2 concrete + 9k car lift & 30' pad in front ...30x50x10 pole with 12' lean-to on one side, 3 grain bins on concrete, old junk barn & shed...one mile from blacktop, 5 miles from town...great to get away from city...quiet...low traffic...does this sound like a hot item now????

    You can post property on different websites. I don't know of any specifically but I bet craigslist would work. If not, a google search would probably turn up some sites.

    Try posting your add in local and state farm journals and the like. People who don't live on places like yours but would like to, read these kinds of publications. Be prepared for a lot of "rent to own" questions.

    i try craigslist first when i am trying to sell most anything (or look there to buy also ) .its free and it local .

    Every state has different real estate laws so you will need to check what yours are. In Texas you don't need to go through a real estate agent but you will need to go through a title company. The title company will research the deed to make sure it is clear of liens and that taxes have been paid. They will also see that all the legal papers are signed, notarized and filed in county records.

    Your buyer may ask for a survey to make sure everyone knows where the exact legal boundries are--it would be smart on his part. I have seen property being sold where half the house was on a neighbor's land (oops!).
