    Unfinished and unoccupied for 10 years, the house is probably a ruin. I bet if the lady were offered a hundred grand, she'd leap at it.

    I don't know the rest of the story, thus it is a mystery.
    The house is not finished on the inside. It has a metal roof and vinyl siding, so the exterior is pretty much bullet proof. The interior is framed 2x6 walls and looks to be in good shape. So the house needs a lot of work, insulation, finish the interior walls, probably needs wiring, finished flooring etc. I estimate it would cost $70 grand to finish the place up.

    Here you can see it is valued for taxes at $337K.

    All the windows are intact, however, sooner or later a tree will crash down and take out a window, or put a big hole in the wall or roof, and then Mother Nature will really get to work to reclaim this place.

    That sort of stuff happens around here.Someone dies and the family does not want outsiders on family property.The nice home sits empty until it falls in.

    A woman with no apparent interest in the project, who has been paying taxes on it for 10 years? You don't think she'd leap at the chance to get out from under that and pocket a hundred Gs?

    Are you sure the man is dead ?....have seen many times when money runs low or out and failure to complete is seen ahead the owners will take out another mortgage for completion from a different Bank but Banks will not loan on a house not dried in thus maybe the reason the house is dried in and the inside is not finished....the owner got what cash he could out of this failure and walked out with a little cash in his pocket after his overload went kaput ;) . I'd say some bank (maybe 2 banks) owns it and are keeping the taxes paid and Banks don't get in a hurry to recoup, it's money sitting on a backburner, to them them a potential profit maker more than the loan would have.

    You might be surprised. We bought an old house from a guy that got in financial trouble. The bank was about to foreclose. My wife started negotiating and after much rigmarole, we bought it for about half the assessed value.
    We found that this bank didn?t have a set process for disposal of delinquent property. They were just going to write it off until the county took it for back taxes.
    I did a lot of work to it and we sold it for a profit.

    I see one structural problem with this house. It is built on a slab. That is a gateway for termites to get into the studs.
    What can you do to keep the termites out.

    I do think you could get this place for a hundred Grand, that is where I would start if I were trying to buy it.

    The girlfriend has nothing in it. I am betting 100K would rock her world and you would own 60 acres of forested mountain (well little SE mountain) near Allen Griggs. What could go wrong? :lol:

    I have to admit, owning that much forested land w/house, is extremely attractive. Prior Carpenter/finish Carpenter. I could finish it off.

    I would have to sell my current house, on 3 acres, in order to do so. Not likely. Would be nice though.

    Good way to get shot snooping around someone else's property, and house. Regardless of what you think, that property is not free entertainment for strangers to explore. Even if the owner stopped making payments, a bank/mortgage company owns it.

    If YOU don't own it,..... and it's not public lands,....it's not yours, and you have no business being there. Pretty simple really.

    It's amazing how many people don't or can't grasp that.......I own a few tracts of land that no one lives own (well posted too) and have to run unknown people off almost weekly and the properties are no where near any so-called "public" land. When I ask them if they're interested in buying everyone has said no ??? that ends the discussion right then....I tell them they get 30 seconds before my doorknob hits their asses :shock: :o:lol:

    I showed you a photo of the entrance gate and the driveway. It is obvious that nobody has been up there for 8 years, because the saplings growing all over the driveway are 8 or 10 years old.

    My God I am wracked with guilt, now that you have busted me, as a trespasser. I think you ought to call the Madison County Sheriff and turn me in. Do society a favor.

    Since nobody has been up there for 8 years there is little chance of getting shot. I did see a squirrel giving me some dirty looks, and come to think of it he was foaming at the mouth a little, he might have had rabies.

    By the way, y'all are assuming that the land is posted. It is not posted.

    But if you have any more good legal advice, or self protection advice for me, please fill me in I am all ears.

    Maybe you wanted to check it out possibly thinking about making an offer since its close for you. Could be a great investment. Not like you were vandalizing and looking to steal something. I have all my land well posted and don't want any trespassers or poachers, but it sounds like you were just checking the place out. No harm, no foul IMO. Just my .02 :arrow:

    Who owns it
    Are taxes current
    Are there outstanding liens on it from the contractors
    Is it available to 'take assignment' on
    Is it headed to tax auction
    All can be answered at the courthouse.

    In Virginia, it needs to be posted or you have to tell the person not to enter. At least that?s the way it was in 1971 when Mary Ellen?s dad caught me...
