Interesting morning
Never happened before being a Landlord but I reckon it has now. I have a cleaning girl that does move outs and she is great cleaning the carpets, wiping the place down to make it ready for a new tenant. She texts me, went outside and looked in a shed that sits about 40 yd from the rear of the home. Opens the 10x12 shed up and it is full of trashed garbage the x tenants left me. So she goes to pull out some bags and I get a text.. there are rats inside the shed. Not mice but big rats. Wow.. I haven't seen a real rat for decades. So I show up with the .410 pistol. I get two with one shot with some hanging around on top of the trash bags in the rear of the shed. I have put a lot of rat poison inside the door and up on top the trash bags to see how they like it. Will go back in a few days to move out some more bags and see if we see any.

The word "tenant" has always left a bad taste in my mouth! It may just be because I see the word tenement used often in ghetto areas. I did the landlord thing for a very short stint back in my younger days and I learned that I like dogs better than most people. Every dollar I earned doing it was the hardest money I have ever made! I found a lot of renter's back in the late 70's always wanted to do fix ups and remodeling to fit their tastes and have all of the materials and labor deducted from their rent!

Not a problem really. It is their problem. Security deposit will well cover their leaving me bagged trash. They have already called wanting their money. Only been a few days. 0 -

Make sure you wear good gloves an a respirator when moving those bags. To have that many rats that garbage has been there very long time, Probably a nest down in the bottom of pile. When i used to do hauling an clean outs that was the next to worst thing to due. Crack house was top. Dress for the job an was up after you do lots of disease on them little buggers 0 -
Update.. I went by and all my bait is gone. Nice.. well I called some pest control folks and the man laughed. He said the rats carried my bait off like a squirrel to store to eat at a later date. Bait has to be nailed down so they cannot move it. 0 -
4 years ago I had a tenant "disappear" and left me with a filthy building and 5,000 sq. ft. of granite "scrapes" that cost me $15,000 to get rid of. 0
