Feeding frenzy yesterday

Tenant left one of my homes a few weeks back. Utilities were on and they just booked. Had to go thru the procedure of them vacating the property and took the property back Thurs. Well yesterday most everything they owned went out next to the road. Couch, end tables, dressers, lamps, you name it we stacked it up with a sign that said FREE. This morning everything was gone. Cleaning service has it ready for rent. Tenants lost all security deposit for non 30 day notice. They did leave me a few things. Full 20 # bottle of freon, A nice Dewalt screwgun, nice fishing pole never used and some ammunition. Very rare folks just leave , most times because rent is due. Neighbor this morning said tenants wife left him. That would explain.

    I have a great cleaning lady and a rug dr carpet machine. Did have a call a few months back. Tenant ask if her Mom could come live with her from Alabama because she had terminal cancer. Her boyfriend called the next morning. She had a heart attack that same night. 34 or so yrs old. Boyfriend is still renting the house. Only time since being a landlord a person has died in a rental. Seen tons of children born in my units.

    I was just pulling your leg. After my father died and moms health got to the point that she needed to move into seniors assisted living my brother and I had to clean out her house to get it ready for her to sell. The curb would empty about as fast as we could cart stuff out there. One woman was looking at an old (non-working) carpet cleaner I had put out on the last trip. I told her to give me five minutes and I would find the box with the attachments. Came back out and she was looking at her watch and had the attitude that it was about time. Took the box and drove off without so much as a thank you. Bob

    You could count the set outs on one hand from 28 yrs of doing it. Zoning officer called me one time and chewed me out for putting the furniture and everything in the home out by the road. I told him the stuff had been there about 30 mins and I had 48 hours to leave it there. He said "Oh" . I called him about 4 hours later and everything.. everything was gone. The public picked it clean.

    Nothing. I went thru the court to get control of the property. Only thing left to do is send the security deposit letter to their last known address within 30 days ( which is where they use to be ). They will get that letter if they forwarded their mail.

    I did the landlord thing many years ago. Found it to be a real PITA, and moved on. It takes a special kind of person to be a successful landlord.

    Did the landlord thing for 40 years. Hats off to those who carry on its a struggle. It is a education for those who do it. OP you have discoverd that there are all kinds of people out there. Some of them are real interesting. Some mental, others under influence of alchol and drugs. Most regular folks have there own homes. So be as selective as possible when choosing. Young people are risky as well since they are broke and flaky with planning.

    Did rental property repair and clean outs for about 15 years . Met some interesting landlords in that time . Some good some bad !It is unbelievable the way some folks live . One thing is for sure dirt will not kill you .
