    A quit claim transfers ownership from one party to another. A quiet action takes a property with a cloud on it and can convert a tax sale property to a quiet action. ( which is recorded in the tax office ) . Property I purchased was from tax sale.. $2600. Had a doublewide mobile home on it in which I did not bid. Someone else bought it. It did however have a home on the property with was partially ran down. There was a lien on the property. I waited 1 yr and the owner did not redeem the property. The county issued a tax deed. Tax deeds can have a quiet action after 2 yrs. I put approx 35K into the home and made it a rental. Now the property can be sold if I so choose with no cloud on the tltle. Took 37600 plus 3k attorney fees into a 100K dollar property. I have also rented it for the last 2.5 yrs at 750 month. Approx 20k in rental income. Most folks who don't pay taxes and their property goes to the tax sale redeem within a yr. This one was not.
