I know what it smells like inside that house and I'm 1,500 miles away. Some smells you never forget 😉

It's no Addam's Family house with all the restrictions set by others.

The house itself being auctioned will not bring what it could have if it had went on the open market. Highly doubt it will bring the 1-1.2M appraisal

It's been on the market for a couple years.

I'm pretty sure the owner knows what she's doing, regardless of your approval.

Guess you missed this. Not a real Victrola but the Edison was a direct competitor.

I used to do estate sales, had to be there by 6 am to get a pre number (the 1st person there sets out a post-it pad with numbers on it and grab one, you want to be the first 10 people in) Then wait till 8:30 when the sales people give out numbers and they honor the pre-numbers, so you're set. But now you saw the basement vintage tools in the ad, and you need to know where the basement door is, ask the number taker and run, grab the tools fast because 10 more people will be on your tail to grab them. Take a canvas bag, small flashlight and magnet to spot the stuff under the workbench and fill the bag, go thru the bag when you get it filled and put back what you can't afford or don't want, it can be a treasure hunt with success if your there early. Sometimes you need to check the metal with a magnet, helps. There are no friends at estate sales, can't bargain the price down either, prices go 30-50% off the last day, 30% off anything over a $100. There isn't any guy stuff at this sale, glassware, furniture, some vintage, figurines, and it looks expensive.
