ok, what is an FFL and how do you get one if you dont have one?

How easy or hard is it to obtain an FFL? Is it worth the effort? Are the pamphlets I see purporting to help you get an FFL any good?

Many of us that used to have home FFL's sympothise with you but there is nothing that can be done until the zoning rules are changed AND they grant you a variance. Your $200 is gone as well. Next step. Find a lawyer with zoning rules experience and take the county to court.($500 to $10K) ATF is going by what the county laws require.(They don't want you to have an FFL anyway so make it look like the county is the bad guy.) Once you have zoning approval, you may re-apply but its another $200.
As for your neighbor, when did he get his FFL and how often does he take the chief of the zoning board to the local pub???

MEET WITH EACH MEMBER OF YOUR COUNTY BOARD. EXPLAIN YOUR PROBLEM. THEN GO THE COUNTY BOARD MEETING AND ASK FOR A SPECIAL USE PERMIT. SOMETIMES WORKS. GOOD LUCK, JOHN

If the zoning law is relatively new, your neighbor is probably grand-fathered in. Just out of nosiness, why would you want an FFL if you are not going to be making a living with it? Way to much hassel. Couldn't give me one if I didn't make my living with it.

As strange as this may sound, I think your location "15 miles from the nearest town, out in the sticks...farming area, only two neighbors close to me" is what did you in in the BATF's eyes. Were is your customer base? Is anyone from the town going to drive that far out into the boondocks to buy guns in your basement? The guy who you say has an FFL and lives 10 minutes away from you already has the market cornered in your setion of the world, why add another dealer way out in B-F Egypt? This is what the BATF is really thinking and the zoning rules is giving them an easy out, just like landtrain said.
If you can get a variance and give the BATF an idea that you can REALLY do some business out there you might just squeek by. Otherwise I'd say you best become good friends with your FFL holding neighbor. Just let him sell you your guns and save yourself the FFL hassel, it just is not worth it, unless you really WANT to be a full time gun dealer and can devote your full time to it. I am a long way from rich and I've been on my own for 20 years after spending 5 working in a large gun store learning the ropes. I don't recommend gun dealing as a career. These are just my opinions.

California, aka, CalRussia or Kommie land, which we both dislike. I have only held an 01 license for twelve years. Believe Mark has held one for thirty? We are probably about thirty five miles from each other. I do not have a "store front", only an engineering office. I
believe that holding a license with a clean record for "X" amount of years has something to do with the topic. I also have a "Large Capacity Magazine Permit". I do not suggest anything. The BATF just renewed my license until 2005. Ofcourse, there are many permits and
qualifiers that must be met. I would think that it was easier to obtain an 01 FFL in a rural area. If one thinks that they will become
wealthy selling arms, guess again. Mark and I can attest that arms sales are a pain. I enjoy the challenge and the right of refusal, especially in California. Suggest a re-submittal and then go thru your local FFL. Please support California. If we go down, you will
follow. Many have gone prior to California. How many remember
