Roofing Price

Last week, during a light rain that lasted all day, we had a small leak by our chimney, into the attic.

Long story short, I got a quote from a local roofing contractor, to remove our chimney from the roof up. They quoted me $400 tops to remove and roof over. I just have to dispose of the bricks from the chimney, which isn't a problem. Does that seem reasonable? I thought it was going to cost up to twice that, so I was fairly surprised.

I'd do it myself, but I'm not experienced enough to be climbing up on a 2 story(plus attic) early 1900's style house.

    If they are licensed and bonded then that seems like a pretty fair deal. Do they offer a warranty period for leaks??

    just my guess but sounds reasonable

    for the effort it would take and equipment and material and also just me [:I] maybe? I do about every thing on my own no matter what is needed but, I would not chance falling off the roof and doing the repair for 400.00 here ya go boys ..

    we have a old farm house sounds like yours for the most part 3 stories 2 stories and a huge attic . It had a central chimney right thru the center when we had the roof replaced I had them do the same, take it down below the roof line and go right over it . I would have guessed it was unsafe to use any way it was only used to vent the hot water heater .so I went with a electric one

    Four hundred bucks is a steal.

    1 sheet plywood, tar paper and a bundle of shingles materials.. labor to knock down the chimney. Sounds fair.

    I wouldn't even tear down the chimney for that price, jump all over it... But get it in writing first.

    Yep. My only responsibility is the bill and disposing of the bricks.

    Yep, all of the above. The owner is 2 blocks from my house and has been doing this since 1991. He says I'm getting the "neighborly discount."

    Probably a bucket of tar $15 around it will fix the leak. If hard times set in at least you can throw a block of wood in the stove.

    I'd even go out and buy him and his helpers lunch for a deal like that [;)], regardless of ones age that's a long fall to the ground and I'd be very happy knowing it's not going to be me [:D]

    OH GOODY, someone thinks the same as me. Did that myself on a house 40+ years ago. It's wasn't quick or easy but was by myself. They'd need to do it in a day and that's possible.

    I'd ask what they intend to do and inspect before paying, Guarantee? not for $400, especially if it includes trying to match the shingles.

    I forgot to say, used brick from the early nineteen hundreds sell for a premium. You'll need to clean them up, in other words knock all the old mortar off. But they actually sell for more than what a new brick costs. So you should be able to recoup some of the cost by reselling The Brick.

    People love that rustic look

    Well, the chimney it out and roofed over. Now I just have to clean up the mess! [:D]

    It looks pretty good and the bill is paid so I'm a happy camper.
