New Roof
I'm having a new roof installed on my house. They started yesterday and will hopefully finish today, weather permitting (rain in forecast).
My home was built in 2002 and we saw no visible leaks until a recent torrential downpour left a couple of spots on the ceiling. So, considering the age of the roof I knew it was time for a replacement. When the roof was stripped I was surprised to see several areas of water-damaged decking that had to be replaced. I moved a lot during my career, so this home is the first one I've lived in long enough to have to do a roof replacement. This is an interesting experience, for sure.

.... a 12 on 12 pitch cost extra!$100.00 a sq.to take off old and put on new....Shingles @ $84.00 sq. New Hurricane proof underlay,$125.00 per roll...I was trying to wait until after hurricane season....[:(]

Wow, a 16 year old roof needs replaced? Must have been crappy quality roofing along with crappy quality work.
Our roof will need replaced soon. It's shakes and around 32-33 years old as near as we can figure.0 -
WOW ,, who ever put that roof on to start did a bad job! It's only 16 y/o , you shouldn't need a new roof for 5 or 6 years. 0 -

I think our house was built in 2000 maybe. Our shingles is fine but we did have to replace the bathroom vents because they leaked there 1 time. 0 -
standard (low cost) shingles are only good for 15 years or so, the better grades are good for up to 25 years. My grandfather built a house before 1920 that has slate shingles.......still good 0 -
It was "builder quality," yes, but I think it depends a lot on the climate you're in. 16 years in the Florida heat is better than average for this area. My roofer said that most original roofs are being replaced earlier than that. My roof went through 3 hurricanes, too. 0 -
I would very much like to replace my roof. I have an extremely steep pitched A-frame. (3 Stories.) It's 3 layer shingle at this point. (Original construction 1972.)
I'd like to have it all ripped off, (like up north, add 3-4" of foam board to help insulate it.) Cover with another layer of Plywood/MDS, re-roof with steel.
Oh well, I can dream.

Shingles are rated by weight of a square (100 sq. ft.). Never buy less than the mid-weight ones. 0 -
we had our roof replaced close to 18 years or so ago
a old house ( some would say 3 stories tall ) very steep we had several roofers decline because of the height and pitch
the company that did it were very good amazing they did not scaffold it just used foam pads to sit on to keep from sliding off but come close a couple times any way .. it had three layers of shingles and the original wood shingles under that
they tore it all off had to sheath and start fresh
I think it was about 12K at that time they finished up several days early than they thought it would be
My wife grilled steaks and we provided all the fixings and drinks for the whole crew on the final day as a thank you0 -
Tip: Steep pitched roofs are easier to lay, workers really prefer them, less shoveling old materials off and easier on the back re-laying the new shingles....less stooping (almost a standing position)....but most won't tell you that so they can get more dollars for the "dangerous job" [;)] 0 -
Roll some new felt over the shingles and screw on new 26 gauge 50 year metal. With the felt under the tin companies will warranty it so it might be your last roof needed. That is what I did about five years ago and when it rains it will put you to sleep from the droplets on the roof. 0 -

I would think 16 yrs and 3 hurricanes is like, 50 yrs on any other roof. Given that,yeah,it was probably time.0 -

+++ on that. I completely replaced my roof in 1987 and it was still turning water 100% when my insurance complained until I added metal roofing in 2015. I didn't NEED the new roof but the insurance refused coverage on a 28 year old roof(or anything covered by that roof)---dirty SOB insurance company.0 -
Just got back from doing a 174sq business. We stared at 6:30am and were finished by 4pm. This included tear off. We rocked it today! 0 -
Back when I roofed often I would bid a job for a price plus so much a square foot for sheeting replacement. That way I didn't have to overbid the job allowing for undetermined sheeting replacement. 0 -

Your roof got fried in 16 years because of inadequate roof ventilation. I have seen it many times. My girlfriend owns 5 nice rental houses and I have had to retrofit roof ventilation in all five of them.
I have added ridge vents, soffit vents, you name it.
Please describe in detail your roof ventilation. If you don't fix it your new roof will also be gone in 16 years.0
