has given me flashbacks...of building homes in the late 80's . Remembering 1.5 dollar a SF to frame. How much is the labor now..just labor a square foot in your area not with material supplied ? Really considering going back into building after rentals are sold. Just the boss not doing any labor. I know our first home was built complete for 25 dollar a square foot ..sold for 50 a yr later.

    good luck with that, its not how much knowledge you have, but finding good help who know what they are doing and will show up every day...........

    Isn't that the whole truth. Once the crew gets cash they drink their problems away and might show up the next day.

    Custom homes, 300.00 to 400.00 per square foot. Really depends on how many feet you can get under one roof. Last big house 9,000 feet 3 levels went at 2 million,  one before that, 4,000 feet 2 million but it was one level spread out like a weeks washing.
    Lay of the land has a big factor in the cost. High end materials jump the price to. Stone, shakes, hardwood, you name it. Sky is the limit. I would wager a FHA home would go 150.00 per foot today.
    Some people call dry in one thing, others something else, maybe 30 to 40 dollars a foot?
    Never contract so I have no clue but making a guess by figuring the time to dry in and amount of money spent on labor.
    I don't sub anything like that out, my crew does all the layout, dry in framing, finishing and trim work.
    Good luck with finding a good working and dependable crew, they don't exist. Piglosi ain't helping anything either.

    No hell no, not commiefornia, hills of WNC, tourist and golf resort area.
    Folks like owners of sports teams, race car drivers, multi millionaires, pro golfers, major construction moguls, high caliber lawyers, investment brokers, doctors, 4 star generals, you name it and some of the nicest people you will ever meet. You would recognize some of them but might not be best to name names.

    Around northeast arkansas I believe framing labor is right at $4.00/sq ft unless you get into some intricate rafter designs.

    yes.....good luck with that. Before I was crippled by having hip surgery, I was the right hand man for someone doing construction. He was supervising and I was constucting. I was doing ok but it was hard work. My "boss" complained that he never made any money......he never did any work either. Unless you have the manpower to keep up with the undocumented crews.....you wont make anything worth it.
