Tenant... No Water
Wonderful... Sunday Morning ... Went and did some trouble shooting... Seems the 40 amp breaker finally went bye bye... Pulled it out and it had a regular sticker with a price tag from Lowes.. Changed it out ..good to go...

I got no tenants, I got no problems except for being gone for 8 months and trying to catch up.

Been great for myself. Little repairs happen. No evictions last yr. Remembering yrs ago getting a call on Thanksgiving Day... Tenant had family there... oven didn't work. 30 Min later they had a stove element installed and Turkey Dinner was on. Things happen. Currently cutting way back on the folks being taken care of. Two purchase agreements going on.. one is a multiple complex. Going to keep around 6 homes for rentals.

Funny thing... after the multiple units close... I am most likely going to write a book. The Good , Bad and Ugly of Being a Landlord. Based on Evictions of the past 28 yrs. good times and common sense.

Pasture and cattle are it for me, yes a few vet bills and treatments, turn them out to eat and self multiply. Sell one or two per month as needed for extra income or sell none at all.......and they don't call and complain either. I don't like dealing with humans anymore 😊.

Since I am not literate in vocabulary Wife is going to transcribe. This should be a hoot to do. Once watching TV a commercial came on while she was doing some school work on the couch. It was about learning another language.. I looked over at her and said... I could never do that.. I don't speak English good... She corrected me and said You don't speak English well. I frowned at her and said... Well Ms. Bookworm you are book smart... I am street smart.

and if they make you really mad, you can shoot them and put them in the freezer............without getting in trouble
