    Trying to separate a business, from personal life is the problem.ย ..............I did this twice, rent checks stop 1st time $$$ get short............I consider it a 'gift' to the grand kids (to keep them out of the city).

    In my experience, you will spend a week of your vacation cleaning out the "gross house" and getting it ready to sell.

    Hopefully it will work out better for you.

    My son is a clean freak, that is why we decided to rent to him. He will maintain the lawn and keep the house nice and orderly. His girlfriend on the other hand....................................

    His income no problem as stated ? then hand him a list of apartments or houses for rent in the area, you'll both be better off in the long run ๐Ÿ˜Š There's almost no way to keep business and family separate and remain cordial.

    I look at it like this.. write him up a contract, let him pay rent and if something happens and he needs some help with the rent...... Help him. He is your son and he is going to get it all someday anyway ๐Ÿ˜

    We made them sign a contract , made up by our lawyer for all our rentals, to sign. Instead of a yearly contract, we are doing a month to month. We both said that when that time comes, he gets everything anyway. But besides that, it is a business and he has to follow the contract. I moved some of his stuff in last night from the other house he was renting. Feeling it this morning. I don't remember couches and dressers being that darn heavy before. LOL .

    Neighbor has 20+ year old sons living next door. Despite verbal comitments, they don't pay the agreed rent, add nothing to the food bill, expect mom to do the laundry, and clean their rooms. Just like children. You don't want to raise children, you want to raise responsible adults. You are doing good Oakie.

    I tried to work with my kids.....a big nope lesson learned there. I cannot imagine that renting them anything would be any different than working with them. I believe the story would be different if they were dealing with their dad though. Its just a given that they do not treat us the same. They never ask for money from him....they don't want him to rush to the rescue no matter what time or circumstance is going on....they don't put him in situations that he would be upset to find himself in.

    Mom......I have been put through so much nonsense by my three that I'm currently on "a break" and not even answering their phone calls for the time being. I'm not mad and they haven't done anything wrong......but I'm ready for some much needed drama free time. My son lives nearby....so I see him nearly daily, but that is by design for now. I hope for the day that he will be truly "on his own", but I don't see that happening anytime soon.

    Long story short.....if my husband rented any of them a house.....no worries. If I were the contact person, we would be lucky if they didn't burn it down.

    We rented a house to my mother and her husband. HUGE MISTAKE. We moved her to a nursing home before she burnt the house down.

    Years ago i let my kid have free rent for a year provided he move out at the end of the year. When the time was up he still couldn't find a place to rent (this is a bad example) so the wife and I offered him $ 4,000 to help find a place to move to within 30 days. He found a place and was gone. He wore out his welcome to ever come back. I had to toss his carpeting, never vacuumed, his bathroom and toilet were a pig sty and it took me days to clean it. Had to repaint his room and redo the ceiling texture, tear down the shelves and patch holes. Tossed the steel desk and moved boxes of his stuff to the shed because he didn't have room for it. I'll never let him stay here ever again. I hope your rent situation will turn out better than mine, but with a girlfriend I believe the house will stay cleaner. good luck to you.
