    Appeal, appeal, appeal! I've NEVER had them NOT reduce it when I appealed. Sometimes even more than what I had suggested the valuation was!


    Do it, it doesn't cost anything except a few minutes of time.

    There is a big deal going on in my County over prop taxes right now. Almost everyone saw a huge raise. Mine jumped 91%! Several lawsuits are pending.

    This works 99% of the time, could be a few minutes of your time is worth thousands of dollars.

    I called a few years ago to question the increase (over 100k) they reduced it to less than 20k right there while I was still on the phone with them.

    Would you sell the property for $466,000?

    Considering how property of any sort is appreciating in value, assessments are most likely well behind the increase.

    I can guarantee that farmland assessments are behind the curve(I'm not complaining about that) and many properties that have new homes built don't 'catch up' for several years.

    A couple years back, I was offered a job by the county ASSessor to roam the county "making adjustments" based on visual inspections of rural properties. The idea was to 'catch' folks who had improved properties w/o reporting improvements on their yearly assessment sheets. I turned the opportunity down as there's already enough local folks PO'd at me and this would be a real 'button pusher'.

    Finally got ahold of the head honcho at the assessor's office. He won't lower our estimate. He said our value was based on the selling price of homes similar to ours.

    Oh well, I tried.

    Yeah, I believe you and I are in the same area code or adjacent. Same thing with my home. Good on one hand, bad on the other.

    Well it's you guys choice, but I'd say you gave up to easy. It is their job to try and get as much from you as possibly, File a formal protest and make them show you the exact comps they are using. Never just take their word, it is only a form to fill out for a formal protest and then they will have to provide you the info to back up their claims, I do it almost every year and they will usually back down and offer you a lower amount but you have to push a little, without seeing the comps they say yours is based upon your allowing them to do whatever they want, you need to make sure the comps are legit, many times the size, age, type of construction aren't even close. Only takes a little time on your part to get some ammo to push back! Worst case is you have to end up going to the actual hearing where folks that don't work for the assessor will decide, but that would be down the line and most times they want to avoid that.

    Most of the 'complainers' I've heard commenting on the ASSessor's performance were those who had high dollar improvements and who were demanding improved roads so their high dollar SUV didn't get dirty on the way home and other such phokes. You don't get both lower taxes and increased infrastructure at the same time.
