2024 Notice Of Appraised Value
Here in far North Central Texas...…we received our annual Notice Of Appraised Value last week from the city/county.
Our home's market value dropped 1.12%..........yet the appraised value increased EXACTLY 10.000%. Their figures.......not mine.
I'm looking to protest this year. We'll see.......
How 'bout ya'll.......anyone as exasperated as I am??
BTW........"they" also reminded me that "The difference between the 2019 appraised value and the 2024 appraised value is 50.93%".....…...😖🤯😱

Quit complaining, the state has to come up with the money to support all those illegals. :) Indiana has a property tax system where the tax rate is frozen. I feel that the county figures out how much money they want for the upcoming year then raise our appraised home value to achieve it.

That sucks! Get in there and file an appeal Monday morning at the assessors office.

Years ago the county I lived in had reassessments where values were over 50% from the last appraisal and fresh real estate sales did not match assessed values.
Subsequently, property owners banded together and had mass protests followed by a class action lawsuit against the county. Taxpayers won and assessors fired & the tax bandits were voted out.
The moral of the story is there is power in numbers and if enough people take action, egregious taxes and the bandits who force them upon us can go away.

Isn't it good to know that you don't own your property, you just rent it from the government. Don't believe me, don't pay your property taxes and find out who the real owner is when they sell it out from under you.😲 Bob

I'm one of those millennials which means that buying a home of my own remains out of reach for the moment, can someone explain to me what an updated notice of appraised value means for a homeowner?

I've gotten those notices before and I always take it to the tax assessors, raise Hell with them, threaten to go the county commissioners and public media and they'll drop the figures. Bad publicity is bad for them, they don't like it at all. Once you go in their doors to meet mean every word you say. My home is a home to live in, it's not an investment for a future sale, let the next owner deal with it, not me. A few minutes invested can save you some big dollars, I've never lost my case yet 😊

I hear this nearly every year. I have a question for that statement: Do you like to have roads, schools, law enforcement, fire protection, and whatever else the local/state government offers?
SOMEONE has to pay for those services.

The City or county your home actually sits in appraises the value of your property every couple of years. Supposedly those appraisals come from what similar properties as yours are actually selling for in your area. But more often than not, those value figures are pulled out of someone's nether regions, as they're vastly inflated compared to what your property would actually sell for. Anyway, then the city/county sends a yearly bill for a certain dollar amount for every one thousand dollars of your property's accessed value.

Nailed it, believe it or not renters in democrat controlled states like NY, NJ, CA, IL beeitch & complain the rent is too high when landlords have to pay around 1K per month property taxes.
Mindless ignorance of these voters is kept in check by complicit media and corrupt politicians blaming landlords for high rent they the politicians generated.

Huh??? Where did that come from? I wasn't disputing the fact that the taxes are necessary, I was pointing out that if you don't pay those taxes you forfeit your house and land to the local government. In effect, you are paying what amounts to rent on your own property and the local government is the landlord. Bob

Last year mine went up 51K, wiped out most of the extra 60K homestead approved. So realized only 9K deduction. Total homestead dedection is 100K in Texas now, so I actually got 49K after the increase. The tax bandits knew we were getting an increase from 40K to 100K and they took 51K by raising my home value that much. This year they raised it 36K, but tax rate is frozen due to being 65 years old. My insurance company doesn't even list it as that high of a value. They will probably get on the band wagon soon and raise insurance to the amount of the Appraisal District. I protested and lost, their comps weren't even in my neighborhood. Not that it matters what they value it as my taxes are frozen, it is the principle of them being bandits. Asked if I were to sell and it sold for less, their response was " O Well".

I think this is a good time to point out that all those things existed prior to property taxes.
